Everything you need to know about giving away your mobile home.
It depends on who receives the home. If a registered 501(c)(3) nonprofit organization accepts the donation, you may be able to deduct the fair market value from your federal taxes. However, many older or deteriorated mobile homes have little or no IRS-recognized fair market value, which limits the practical tax benefit. Consult a tax professional for advice specific to your situation. Through our program, we remove qualifying mobile homes at no cost — which eliminates your expense regardless of the tax outcome.
Mobile homes have separate titles — similar to vehicle titles — that must be transferred when ownership changes. The process varies by state but generally involves signing the title over to the new party (or their authorized representative), sometimes with notarization. If the title is lost or missing, most states have a process to obtain a replacement or eliminate the title through the DMV or state housing agency. We guide you through the title process as part of our free removal program.
Most of the homes we accept need some level of repair — that's normal. We also take perfectly fine homes that owners simply don't want anymore. The homes that don't work for our program are the severely damaged ones — structures so far gone that they can't realistically be repurposed for affordable housing. Single-wides and double-wides both qualify. We review every application individually, so submit your information and we'll be upfront about whether it's a fit.
